New Hindhead Tunnel Will Drive Local House Price Growth

Hampshire and West Sussex are being tipped to become sought-after property hotspots for 2011, as yesterday's opening of the new Hindhead tunnel paves the way for a quick and easy commute to London, reports email4property, the UK's largest online network of estate agents.

The much anticipated new tunnel will carry 30,000 vehicles daily on the A3 between London and the south coast, slashing journey times and opening up East Hampshire and West Sussex to commuters. Up until now, the dual carriageway narrowed to a single lane in the village of Hindhead, causing delays of up to an hour and a half at rush hour.

London commuters have historically avoided towns south of the tunnel, which has restrained prices, but email4property predicts that the new 1.25 mile tunnel will bring strong house price growth in the area, bridging the gap between Hampshire/West Sussex and its more expensive neighbour, Surrey. According to the Land Registry, the average house price in Hampshire is currently £208,883, making it relatively affordable.

Steven Lees, Director of email4property, said:

"Hampshire and East Sussex are highly desirable places to live, with beautiful countryside, pretty villages and good schools, but up until now many commuters have been ruled them out due to the Hindhead congestion.

"The new tunnel is expected to bring an enormous boost to nearby towns such as Petersfield, Liphook and Midhurst, which will benefit from a surge in demand from commuters working in London and Surrey and subsequent strong house price growth."
