More and more people are seeking affordable homes to rent due to current property market conditions, it has been revealed.
Buy-to-let investors are benefitting from increased demand for rental properties due to stricter mortgage lending, according to Malcolm Harrison.
The independent property expert says many people are dependent on landlords and affordable homes to rent.
He argued that renting may be preferable in the current climate as "we don't know what is happening with the overall economy yet."
According to research by LSL Property Services, almost half of landlords believe now is a good time to invest in affordable homes to let.
In addition, 86 per cent of respondents plan to add new homes to their portfolios over the next 12 months.
The potential for increased rental yields looks positive, with 68 per cent of investors polled predicting that tenant demand will grow further in the coming months.
